Yesterday started off a little faster than most days in the world of the JimmyMarin team. With a new listing scheduled to be open today or at this time I mean yesterday (It is not 2:55 Am on Thursday) we started early with a visit to Home Depot with our landscaping crew. 6:35 AM, here we are in the lot buying plants, mulch and more in the hopes of sprucing up a 20,700 square foot property in time for a Sneak Preview Brokers Open at 11:00 am.

Why get up so early, why not wait a week? Because in this market literally every day market. Specifically in the Tiburon market where 50 Lower North Terrace is located literally everything is selling at all price points and quickly. We pushed for today to tag along with 58 Reed Ranch Road which was just listed at $3,595,000 on MLS on Monday. Since Monday, 1 Greenwood in Tiburon went contingent with 3 offers at $3,495,000. On Tuesday, 10 buyers swarmed 58 Reed Ranch and by the end of Tuesday it also went contingent with 2 offers. So, we pushed and we were literally the only property actually available for sale!
This worked to our benefit to perfection. The other comps were priced far higher while ours arguably has the best view and lot. So where did all of the brokers go, to 50 Lower North Terrace. Our strategy will and has already started paying dividends because at this moment (3:01 am Thursday) I just sent out 5 sets of Disclosure packages from just todays brokers open.

One catch to this property is that it is tenant occupied and as a result we have to stage it predominantly with the tenants items which were carefully placed by our team to not only enhance what was on site while at the same time allowing the tenant to be able to live a normal life during our showings.
Our next window to show the property is Friday the 27th from 2:00 – 3:00 pm. Although we are not on MLS, I just uploaded us to various syndicated sites via Postlets (a zillow company) which will broadcast to Yahoo, Zillow, Trulia and more before the buyers wake up this morning.
